RENOVATION PLAN
Traditional Folk House Renovation Proposal by Nakagawa Juken Co., Ltd.
INHERITING TIME, INHABITING BEAUTY.(Renovation Plan Budget:180,000,000 JPY)
This plan honors the true essence of traditional Japanese architecture, passed down through generations, while transforming the estate into a luxury modern residence.
While preserving the heavy beams, sturdy pillars, and the natural harmony developed over centuries, this design thoughtfully blends a serene Japanese dining room, a private bath overlooking the garden, and sophisticated living amenities.
n this plan, we propose converting the onsite storehouse into a luxury relaxation space complete with a sauna, a cold plunge, and a hinoki (cypress) wood bath. The Japanese-style room will feature a horigotatsu (sunken hearth seating) with large windows offering sweeping views of the beautiful garden—a sanctuary wrapped in silence and tranquility.
※Please note that the post-renovation images shown below are conceptual renderings, not actual photographs of the current property.
We propose revitalization plans that preserve and honor the traditional value and aesthetic of heritage Japanese homes (kominka), while ensuring a comfortable, modern living experience.
For instance, for old folk houses with poor insulation, we fully insulate the entire structure and install underfloor heating, creating a comfortable living environment that can be enjoyed throughout all four seasons.
Furthermore, we update water facilities—such as the kitchen, bathroom, and restroom—with the latest high-end equipment, transforming them into luxurious and exclusive spaces that blend functionality with premium quality.
More than just a residence—a space to truly experience the history and time-honored craftsmanship of traditional Japanese homes.
Here, you can enjoy this one-of-a-kind luxury as part of your everyday life.

STORY
This property is a "Shoya Yashiki" (traditional village headman's mansion) located in Kyoto.
A "Shoya Yashiki" is a special historic mansion where the "Shoya" (village headman) lived. They governed the village, managed annual rice taxes, and handled local administration.
As the central figures of their communities, the Shoya possessed knowledge, wealth, and high social status. Their residences were a reflection of this prestige and dignity.
With its thick, majestic beams and pillars, luxurious designs, and expansive grounds, every element was crafted using high-level techniques and premium materials. This architecture perfectly combines robust construction with traditional Japanese beauty.
Today, very few of these Shoya mansions remain, and they rarely ever come onto the market.
As a "chosen property" that inherits local history and authority, it possesses an irreplaceable value.

Is it possible to combine living in a traditional Japanese house with a comfortable lifestyle?
In our traditional Japanese house restoration projects, we actively propose plans that allow residents to enjoy a comfortable lifestyle while preserving the unique charm of these historic homes. We incorporate modern conveniences—such as insulation and underfloor heating to combat the cold, and state-of-the-art fixtures in kitchens, bathrooms, and other wet areas—while carefully preserving the original character and ambiance of the traditional house, transforming it into a home suited for the modern era.
I'm worried about whether I'll be able to fit in with the community, especially when it comes to the kind of neighborly interactions typical of rural areas.
With over 30 years of deep roots in the community, our company is here to provide you with attentive support—whether it’s introducing you to past residents or accompanying you on your introductory visits to the neighborhood.
